ODC offer a full architectural design service from the initial concept and drafting stage to the completed home.
The first meeting is free of charge, we strictly work on a fixed fee basis agreed after the brief is taken. The initial meeting is to discuss your thoughts on the project and generally get to know one another. Any sketches or images from magazines and website of the general concept design ideas are very helpful at this stage. After this meeting we will complete a formal fee proposal and short form agreement outlining the brief and the scope of work the project requires.
The landscape and topography can often have an impact on the design of a building, the second meeting is generally on site. This meeting will involve a walkover inspection of the site and may include the measurements from boundaries, setback distances and building levels. It is also important in this to discuss any services that are required and the disposal of sewage and stormwater.
The concept stage is the most important part of designing any building. The concept stage largely depends on the individual and normally consists of a couple of meetings to review the drawn concept plans.
Concept plans include: Site Plan, Floor Plan, Elevations, Electrical Layout Plan
ODC will prepare a full set of working drawings and specifications for your building consent application. We work closely with the District Councils to ensure every application is a success.
We will also liaise with your builder at this stage and throughout the build to ensure the process is as smooth as possible.
